Teller County plans to begin accepting applications for short-term rental licenses Dec. 1. The county is still developing its online process and is not accepting applications yet.

The county’s short-term-rental information page says an application link will be posted on the county website by Dec. 1. At an Oct. 8 commissioners’ meeting, program manager Grant Ahtai said the county was preparing its processes and software with vendor NUMO. Ahtai also said owners could send questions to STR@TellerCounty.gov, an email address he announced at the meeting; the meeting recording captures his update.

Owners can prepare materials listed in the county FAQ, including owner and local-agent contact information, a valid Certificate of Occupancy, scaled site and floor plans, and proof of at least $1 million in liability coverage. Applicants also need a Colorado sales-tax license or proof that all bookings use a platform that remits the tax, an evacuation plan, proof of notice to neighboring property owners, and documentation about water, septic service, trash removal and booking platforms. Homeowners or property-owners association documents are required where applicable.

The FAQ says properties must meet county zoning and other requirements, and applicants generally must have owned the property for at least 365 days before submitting a complete application. It lists a nonrefundable $250 application fee, due with the application, and a $750 annual license fee, due upon approval.

A copy of the ordinance in a commissioners’ meeting packet sets the ordinance’s effective date as the later of Dec. 1 or 30 days after publication. It gives existing operators 60 days from that date to submit a complete application.
