Colorado Springs approves Briargate/Voyager rezoning for 236-unit housing project

Colorado Springs City Council approved a Briargate/Voyager land-use case for 1625 Springcrest Road on July 14, clearing the way for a 7.93-acre business-park site to be redeveloped for mixed-use multifamily housing.

The action followed a quasi-judicial public hearing on Ordinance No. 26-26, which rezoned the property from BP/CR/HR-O/AF-O to MX-M/AF-O, and on the related Briargate/Voyager Multi-Family Land Use Plan.

Project materials describe a concept with three six-story buildings and 236 dwelling units. Review comments in the case file said the residential plan was a better fit for the area than the site's previous business-park and high-rise office designations, according to accessible staff and agency comments.

The hearing record also shows continued opposition centered on traffic and neighborhood fit. Public comments raised concerns about access from Voyager Parkway and Springcrest Road, school safety near The Classical Academy, and whether the project's height and density fit the surrounding Briargate area, according to the case packet.

The approval would allow housing on a long-vacant or underused parcel in a built-out north-side area near major corridors while adding another test of how much density nearby residents will accept.
