Douglas County staff recommends rural zoning changes for six Meribel Village lots
The proposal would move four lots to Agricultural One and two to Estate Residential, changing density and utility requirements. County hearings are scheduled for October.

Douglas County staff is recommending zoning changes for six Meribel Village lots totaling about 24.91 acres, moving four lots to Agricultural One (A-1) and two to Estate Residential (ER), according to the county staff report.
County zoning rules describe Agricultural One as supporting farming, ranching and rural open space. Parcels smaller than 35 acres are limited to uses allowed in a residential district of comparable size. Estate Residential rules set a maximum gross density of one dwelling per 2.5 acres. Neither designation approves a specific development or use.
The proposed zoning would also change utility requirements. The current Suburban Residential zoning requires central water and sanitation. The staff report says A-1 zoning would remove that requirement. ER would still require central water but allow individual septic systems. The report does not describe which water or wastewater standards would otherwise apply to A-1 lots.
The staff report says the Board of County Commissioners approved two related replats on Sept. 8. The replats would consolidate the properties into two lots and vacate certain internal lot lines and rights-of-way; the report said they were awaiting recordation. Those approvals are separate from the pending zoning change.
The Planning Commission is scheduled to consider the rezoning and make a recommendation on Oct. 5, followed by a Board hearing scheduled for Oct. 20. As of Sept. 25, both hearings were still upcoming, and the rezoning had not been decided.
