Monument considers taking drainage land from Conexus

Monument staff is asking the Town Council to accept drainage and other undevelopable land from Conexus LLC, a transfer that would make the town responsible for maintaining and improving two northern tracts, the staff memo says. The council is scheduled to hold a public hearing on the proposal Oct. 5, according to the meeting agenda.
The conveyance is required under a development agreement after specified approvals and plat recording. The land includes five platted tracts associated with the Dirty Woman Creek and Teachout Creek drainages, the memo says.
Under the proposed maintenance split, Triview Metropolitan District would maintain Tract A, while the town would maintain and improve Tracts D and E, which are outside the district, the staff presentation says. The timing and scope of the town’s improvements have not been set.
A sewer line runs through Tract E. The staff memo says an easement for the line was executed in 1966 but never recorded, and recording it is a condition of closing. Staff is also proposing Resolution 74-2026 to allow Woodmoor Water and Sanitation District No. 1 temporary access for sewer repairs. Under a draft access agreement, the district would pay the project costs and restore disturbed property.
The proposed transfer remains subject to council consideration and the required approvals and plat recording.
