Colorado Springs planning staff is recommending approval of a Quick Quack car wash at the vacant former Sonic site at 1465 Jamboree Drive, near North Academy Boulevard. The Planning Commission is scheduled to consider the conditional-use request Nov. 12. Staff says the application meets the review criteria.

The proposal would demolish the vacant drive-through restaurant and build an automatic tunnel wash with self-service vacuum stalls on a roughly one-acre site. Staff says the city’s Traffic Engineering team reviewed trip generation, site access and vehicle queuing. The project falls below the peak-hour trip-generation threshold for requiring a traffic impact study, and staff expects it to generate no more traffic than the former restaurant.

The applicant says the proposed layout would keep vehicle circulation and queues on the property, without spillover onto Jamboree Drive. The project statement describes the wash and its proposed on-site queuing.

Two commenters raised concerns about traffic and access. One, who said they cannot drive, described walking from the Forge at Briargate apartments to Walmart across Jamboree Drive and said another car wash—one already operating across the street—could undermine the area’s walkability. The other said westbound drivers already face congestion when turning north from Jamboree onto North Academy Boulevard and worried that car-wash queues could extend onto Jamboree. The submitted comments ask for a traffic study and adequate on-site vehicle stacking.

The hearing is upcoming. The staff presentation lists possible approval and denial motions; the commission has not yet acted, and any conditions remain pending.
